How it works

Job in. Job done. Pay in.

No WhatsApp chains, no chasing invoices, no re-uploading the same insurance certificate to five different portals. One app, one contract, every management company on the platform.

01

Jobs auto-routed to your phone

As soon as a management company books a turnover, maintenance ticket or photo shoot on PropTurn, the job is routed to the available partners in that area. No WhatsApp groups, no phone tag, no "can anyone do this?" messages.

02

Single-tap accept or decline

Every job shows you the address, access notes, SLA window, pay amount and what counts as done. Accept with a single tap and the job is yours. Decline and it re-routes within seconds — no penalty.

03

Automated invoicing

When the operator signs off that the job is done — photos, checklist, ticket resolution — your invoice generates automatically. You don’t chase, you don’t re-invoice, and you don’t need to remember which operator owes which.

04

Reputation that compounds

One profile, many operators. Every job you do builds a cross-operator trust score — punctuality, photo quality, SLA hit-rate. That score unlocks higher-rate work, multi-operator placements, and priority routing.

05

Pay on a schedule you can plan around

Operators run on PropTurn’s client-money rails. Pay is scheduled — weekly by default, fortnightly on request — and released when the job is signed off. No 30-day wait, no "I’ll pay you on Friday" chases.

06

SLA countdown, not blame game

Every job has an SLA window attached (say, turnover by 3pm or EICR within 48h). The countdown is visible to you and the operator. If the clock is about to breach, the platform flags it — not you.

Volumes are your share of each operator’s demand, not their total — an operator with 30 short-let properties typically splits across two or three crews. Figures below are business gross, before wages, van, materials and tax.

PropTurn volume is on top of any existing private clients — it replaces one-off Airbnb bookings, not the jobs you already have.

Why the partner roster

One contract. Every operator. No dilution.

The problem with short-let work isn’t demand — it’s fragmentation. Five operators in a city, five onboarding packs, five WhatsApp groups, five invoice chases. The PropTurn roster fixes that.

01

Volume

One PropTurn-operator with 30 properties puts out 20–40 turnover jobs a week, plus maintenance and restock. Cover three operators in a city and you have full-time routed work without door-knocking.

02

Multi-operator pool

Sign one contract with PropTurn, work across any operator on the platform. You don’t re-onboard, re-invoice, or juggle five portals. Your profile and trust score travel with you.

03

Contractual pay terms

Pay is routed through PropTurn’s FCA-protected client-money rails. The operator can’t hold pay. If they fail, your work-in-progress is still owed to you through the platform.

04

Quality filter

Operators on PropTurn are vetted. You’re not stood up by a landlord who can’t pay, or an operator running on a spreadsheet. That’s why the reputation score works both ways.

Pay · protection · pricing

You do the work. We make sure you get paid.

The most common reason partners quit the short-let sector isn’t the work — it’s the pay. PropTurn holds payment on FCA-authorised client-money rails. The operator can’t touch it. The platform schedules the release. And if an operator fails, pay in flight is still yours.

Pay cadence

Weekly, by default.

Friday release, Monday in your bank. Fortnightly or monthly on request — sometimes preferred for VAT-registered crews.

Protection

FCA client-money rails.

Pay sits in a ring-fenced client-money account authorised by the FCA, not the operator’s business account. If the operator goes under, your pay-in-flight is still routed.

Platform fee to you

£14.99 / month.

Flat subscription, first job free. Covers the app, client-money pay rails, multi-operator reputation score and automated invoicing. No percentage to PropTurn on top of your invoice — your rate card stays with the operator.

Frequently asked

What partners ask before they join.

If yours isn’t here, email providers@propturn.co.uk and a founder will reply.

What does PropTurn cost me as a service partner?

£14.99 per month, flat. Your first job on the platform is free so you can see the routing and pay rails before you commit. There is no percentage on top of your invoices — your full rate card stays with the operator; the £14.99 covers the app, client-money rails, and multi-operator reputation score. Cancel any time.

Who actually pays my invoices?

The management company that booked the job, via PropTurn’s client-money rails. PropTurn routes the payout on your scheduled pay date once the operator has signed off the job. You don’t chase the operator and the operator doesn’t hold your money.

Do I have to be exclusive to one operator?

No. One PropTurn profile works across every operator on the platform. Sign one service agreement with PropTurn; work for three, five, ten operators in your area. Your trust score and invoicing consolidate — you just get paid more often.

What happens if a job goes wrong?

Every job has an SLA window, a checklist and a photo/sign-off requirement. If the operator disputes a job, you see the exact reason and can re-attend or escalate inside the app. Pay is held until the dispute resolves — but it resolves inside the platform, not by email thread.

Do I need insurance, qualifications, or a DBS?

Yes for most trades — standard public-liability cover for cleaning / linen, Gas Safe for gas, Part P for electrical, City & Guilds or NVQ evidence for trades. Photography and staging don’t need DBS. We check at onboarding and flag renewals before they expire.

Where does PropTurn operate?

UK-first. Scotland (STR-regulated), London, Manchester, Newcastle, Edinburgh, Cardiff, Bristol. If you cover another catchment, email providers@propturn.co.uk — we match coverage to operator demand and will bring you on when we bring the operators on.

Can I set my own rate card?

Yes. You publish your rate card per job type. Operators see it, accept it or negotiate. PropTurn doesn’t cap your rate — your trust score and SLA hit-rate do the work of pricing you up over time.
