About PropTurn

Three people, one operating layer.

PropTurn started as one landlord’s Excel sheet, pieced together on the kitchen table in Newcastle to hold four booking platforms, two cleaning teams and a guest inbox that never stopped. The software came second. The frustration came first.

Why PropTurn exists

The property industry is full of islands. Booking sits in one tool, pricing in another, cleaning in a WhatsApp group, guest comms in Airbnb, compliance in a filing cabinet, tax in a spreadsheet that nobody wants to touch. Each tool does one thing well and then expects a human to walk the data between them. That human is usually the landlord \u2014 or the small management company who agreed to take the problem off their hands.

PropTurn is one platform underneath every role in that chain. Landlords see their properties and their numbers. Property management companies run their operation under their own brand. Service partners get jobs routed to their phone and pay on time. And the whole thing sits on one ledger, with ring-fenced client money and compliance that tracks itself.

One platform, three audiences, one ledger — built by a team that runs property, builds software, and has sat on both sides of every fee line on the page.

Where we operate

Based in Newcastle upon Tyne and London. UK-first: Scotland (STR-regulated), London (90-day cap), Manchester, Newcastle, Edinburgh, Cardiff and Bristol at launch. Europe and the rest of the UK follow as operator demand pulls us there.

Sibling platforms

Same team, same entity, three platforms. Each is sold standalone and shares the engineering team, the security posture and the trust model.

The team

Four people run the group. Engineering, operations, security and a working operator who stress-tests the product before anyone else sees it.

  • James Reed

    Founder & Group CEO

Built the first version of PropTurn solving a problem of his own — a small portfolio, four booking platforms, no single ledger. Also founder of Plan-Mi (consumer travel and wedding) and WYRM Sentinel (supply-chain intelligence). Three platforms, one engineering team.

  • Steven Welsh

    Group COO

Runs the operations layer under every PropTurn-group platform. Keeps the thing moving quietly in the background — compliance, finance, partner relationships, incident response. The reason the wheels do not fall off.

  • Andre Snoxall

    Group CIO

Forty years of CIO and CIO-consulting work — mostly in hospitals and universities, where patient records and compliance failures aren’t optional. At PropTurn he owns information security, data architecture and the regulatory posture behind the trust centre.

  • Alex Byrne

    Consultant

Runs StayKay, a short-let operation built on the PropTurn stack. Shapes the operator surface from the inside — every module gets tested against a live portfolio before it ships. StayKay will be published as a full partner case study once it is fully live.
